Kate Diaz grew up in a real estate family. For years, she was certain she'd end up somewhere else entirely. She wanted a career built around people, not paperwork, and didn't expect to find that in real estate.


She began to see that real estate could be less about transactions and more about helping people navigate decisions that would shape their lives for years. That was where she knew she could make a difference.


One deal still sticks with her. A buyer was about to significantly overpay for a home they loved, and closing quickly would have been the easier path.


“There were moments when it would have been easier to accept where things stood, but I knew my client deserved someone who was willing to keep fighting for them,” Kate says.


After days of strategic negotiation, the client saved more than $100,000. Kate will tell you the number is not what stayed with her.


What stayed with her was what the savings meant: less financial stress, more room to make the home theirs, prepare for the future, and enjoy the next chapter instead of worrying over every dollar spent.


That same instinct shows up when a listing stalls. One home sat unsold for months before Kate came on board. Instead of adjusting the price and hoping for a different result, she asked what she'd do differently if it were her own home.


Kate and the sellers rebuilt the strategy from the ground up: pricing, photography, marketing, all of it. Her background in marketing and strategic communications shapes how she reads a listing.


“People don't fall in love with houses. They fall in love with the life they imagine living inside them,” Kate says.


Once the story around the home changed, so did buyer interest. The house sold.


Waterfront brings its own complexity, and Kate walks clients through it before they fall for a view. Two homes can carry the same waterfront label and offer entirely different lifestyles.


Deep-water moorage versus seasonal access. Low bank versus a bluff with hundreds of stairs.


Tide levels, bulkheads, docks, shellfish rights, septic systems, flood insurance, and shoreline regulations all shape how a property lives day to day. Kate makes sure clients understand those details before closing, not after.


Gig Harbor is not just her market. She grew up here, graduated from Gig Harbor High School, and built the reference points she now uses to guide clients toward neighborhoods, not just houses.


Weekly stops at Susanne's Bakery, ideally with strawberry cake involved, and walks along the waterfront keep her close to the place that shaped her.


A year after closing, Kate hopes clients remember feeling informed, supported, and certain they made the right decision. Her role is not to tell people what to do, but to give them the guidance and honest advice they need to move forward without second-guessing themselves.


For Kate, handing over the keys carries particular meaning, an opportunity to welcome someone into the community that shaped her and help them begin a new chapter with confidence.
